Apple Expands Hyderabad Hub By 64,000 sq ft For A Monthly Rent Of Rs 80 lakh
Apple has expanded its footprint in Hyderabad by leasing an additional 64,125 sq. ft. of office space at the Waverock campus in Nanakramguda, near Gachibowli—a key tech hub. The lease, with a tenure of 60 months, begins at a monthly rent of ₹80.15 lakh. As per documents accessed by Propstack, Apple will pay ₹125 per sq. ft. monthly, comprising a ‘warm shell’ rent of ₹74.18 and fitout rent of ₹50.82, with an annual escalation of 4.77%. A security deposit of ₹4.80 crore has also been made. This move comes amid increased geopolitical tensions and rising U.S. tariffs on Indian imports, prompting Apple to diversify its global operations.
Hyderabad remains Apple’s largest talent hub in India, playing a vital role in developing Apple Maps, especially in geospatial tech and data modeling. The office was inaugurated by CEO Tim Cook in May 2016. Meanwhile, Foxconn has begun AirPods production in Hyderabad for export. Apple is also expanding in Bengaluru, leasing 2.7 lakh sq. ft. for 10 years. Additionally, new flagship stores are coming up in Bengaluru and Pune to tap into premium smartphone demand.
